This high profile mixed use development in Ettalong contains approximately 1000sqm of retail, café and commercial components activating the street, with 45 residential apartments above.
One of the biggest challenges was planning the site as a laneway crosses through the development and views are to the south, in the opposite direction to the ideal northern orientation. KANNFINCH’s scheme solves these issues by stepping the building back every couple of storeys, allowing solar access into deep south-facing balconies. Many balconies also face east, capturing morning sun.
The development contributes to the local urban amenity by providing a public pedestrian laneway, as well as an architectural precedent for emerging context.
Sustainability initiatives include solar hot water systems and rain water harvesting and re-use.
