This scheme for a high profile mixed use development in Ettalong challenged outdated planning controls. Considering the central location and future plans to increase density in the surrounding blocks, KANNFINCH worked with TESROL to put together this innovative proposal that contains approximately 1000sqm of retail, café and commercial components activating the street, with 89 residential apartments above.
One of the biggest challenges was planning the site as a laneway crosses through the development and views are to the south, in the opposite direction to the ideal northern orientation. KANNFINCH’s concept scheme solves these issues by designing an L-shaped residential building on top of the retail podium, creating a landscaped courtyard to the east and allowing many apartments access to northern and eastern sun.
The concept contributes to the local urban amenity by providing a public pedestrian laneway, as well positive architectural precedent for the emerging context.
Sustainability initiatives include solar hot water systems and rain water harvesting and re-use.
Unfortunately this scheme was withdrawn from the local planning process in order to evaluate the matter to a State Planning level where a revised KANNFINCH scheme was subsequently approved. Click here to see the approved scheme. Click to see the Esplanade Ettalong NSW (Approved)
